The property ...

This cosy 4 star chalet comfortably sleeps 14 people (max 13 adults) in six bedrooms with three bathrooms. The accommodation is set over four floors, with the bedrooms arranged in groups of two which share a bathroom.

Enter the chalet on the ground floor, where you'll find the large open-plan living area. Comfortable sofas are grouped around the fire for cosy evenings in, and there's a large dining table where you can all get together for dinner. The kitchen has all the equipment you need to cook up a banquet, and there's a separate TV room. There's also a toilet on this floor.

Doors open on to the sunny L-shaped terraced, where you'll find a barbecue and dining table for meals with a stunning view, or perhaps just an apero as the sun sets over the mountains. There's another terrace on the lower ground floor where the sauna is located, with the hot tub and a summer kitchen, and the same stunning views.

The lower ground floor is also home to a second kitchen and living room, and a fantastic home cinema room, with table football and a retro games console with access to 150 games! The two bedrooms down here are a double room with doors on to the terrace and a twin room, which share a bath and shower room. There's also a usefull laundry room.

There are two more double bedrooms and a bath/shower room on the mezzanine floor. The master bedroom and a family room with double bed and bunk beds share a bath/shower room on the top floor.

There is parking space for three cars as well as a garage and a ski room.

About the area ...

There's a great choice of winter sports right on your doorstep at Chalet Batieu - a green piste runs from the bottom of the garden right into La Clusaz, the telecabine and ski school. In fact, you're so close to the piste, there's a snow cannon in the garden!

There are nursery slopes and gentle blues on Beauregard and more experienced skiers and boarders will find plenty of challenge at La Balme. There's also a good choice of cross-country trails, particularly on the Beauregard plateau, and you can pick up a map from the tourist office in La Clusaz.

Non-skiers can get their skates on at the ice rink in La Clusaz, go to the cinema, or try sledging, snow-shoe walking, dog-sledding and sleigh rides. If you're looking for the ultimate in relaxation, let your cares float away in the heated outdoor pool at La Clusaz, while the snow falls gently around you.

Just 35 minutes away, the medieval city of Annecy offers a great choice of shops, restaurants, galleries and museums, as well as swimming, boating, golf and watersports in the cleanest lake in Europe. At the end of the day, relax over a meal in a local restaurant, or perhaps a barbecue and a glass of wine on the terrace of your chalet as the sun sinks behind the peaks.

In the summer, there's no time to be bored at Chalet Batieu.

When the snow melts, the pistes are transformed into lush pastures criss-crossed by hiking and biking trails. Take a hike into the Col des Aravis, or to the base of the via ferrata from the front door, and you may spot chamois or marmottes.

Enjoy the magnificent views across to the Mont Blanc chain from various points along the Col. If you don't fancy the long climb, some parts of the ski lift system open on particular days across the summer to ferry you and your bike into the mountains of La Clusaz or Merdassier, then you can descend at your own pace. Please check with the Tourist Office for up to date info on which lifts are open and when.

For a really special day, you can hire donkeys from a farm on the Col des Aravis for a day's trekking, or try horse-riding, climbing, and paragliding.
