There's underground parking for five cars, and it's just a short drive or bus ride into La Clusaz, where you'll find a great choice of  bars, restaurants and shops.

About the property ...

There's plenty of room for 15 guests at this stunning property, with accommodation set over four floors, three of which are connected by a lift.

You can drive straight in to the underground car park at Balmaz Lodge, which leads to the ground floor. Here you'll find the ski room with heated boot warmers. But the undoubted highlight of this floor is the superb 30m2 swimming pool, which has a children's paddling pool, a relaxation area and a deeper end with a counter current. Guests will also be able to access the sauna from here.

On the first floor there are four en suite bedrooms or suites. The first has a double room and an interconnected bunk room, and there are two double rooms, one of which is accessible for guests with limited mobility. The fourth room has a double bed and bunk beds. Three out of four of these rooms also have access to a terrace.

There are two more double bedrooms on the third floor. The impressive master bedroom has a balcony and a bathroom with a bath and separate shower, and there's a twin room with a shower, washbasin and separate toilet. The games room, between the second and third floor, has a sofa bed, handbasin and television as well as a great selection of books and games.

The spacious main living area is on the second floor. There are two seating areas, separated by the fireplace. In one, the sofas are arranged in front of a television, while the other overlooks the terrace and the superb view. There's a large dining table where all 15 guests can enjoy a meal together, and the stylish kitchen has an island bar with seating for four - it's a great place to grab a quick breakfast or to serve a children's tea.

About the area ...

With the La Balme and Fernuy ski lifts less than 400m from Balmaz Lodge, you'd struggle to find better access to this popular ski area. If you're looking to explore other areas the ski bus stops at the lifts, putting the whole of the Aravis ski resorts at your disposal - more than 220km of perfect pistes and 95 lifts in the stations of La Clusaz, Le Grand Bornand and Manigod.

Cross-country skiers, walkers and snowshoe walkers will find great terrain at the Beauregard plateau and nearby Lac des Confins. In fact, the footpath for Confins goes right past your door, and it's a wonderful walk in both summer and winter.

If you're visiting in April, you're well placed to see the unique Défi Foly competition, when daredevil skiers end the season by seeing how far they can ski down the hill and across the rapidly thawing Lac des Confins!

If you fancy a break from the pistes, La Clusaz has an ice rink, heated indoor and outdoor swimming pools a spa centre, and a cinema. If you’re looking for a challenge, try sledging, dog-sledding and sleigh rides, all within a few miles of your holiday home.

There is no shortage of summer fun and adventure within a few minutes of Balmaz Lodge. There are plenty of gentle family walks in the Lac des Confins area, where you will also find a tennis club, golf course, driving range, fishing, a riding centre and several restaurants.

Take the lift up into the mountains for some high-altitude hiking or biking, or try white-water rafting, canyoning, via ferrata and para-gliding in the La Clusaz area.

The crystal-clear waters of Lake Annecy are just 40 minutes drive away, making it a great place for a day out - you can swim and fish in the lake, windsurf or just hire a boat and explore the lakeside beaches.
