IMPORTANT - CHALET LADROIT LAYOUT
The 250m2 rental "Chalet Ladroit" is one of three units within this beautifully renovated building. There is also a workshop (always locked and unused throughout rental periods) and a 20m2 studio apartment rented all year round by a single tenant. The workshop is situated beneath the eaves of the building, in what was formerly the attic. The entrance is situated to the side of the chalet.
For information there is a locked space above the outdoor dining space not accessible to guests.
Chalet Ladroit and the studio apartment have completely seperate entrances and outdoor spaces. If you refer to the photos the entrance to the studio is the door next to the parking on the left of the main facade of the chalet. There is a garden table on a small hard surfaced terrace opposite the front door, belonging to the studio.
There are two ways to access Chalet Ladroit, the right hand door on the main facade of the building enters directly into a storage space where guests are welcome to leave their sports equipment and outdoor wear. The chalet can then be accessed via internal stairs leading up from this area.The main entrance to the chalet is via the covered stairway to the right of the main facade of the building. The outdoor areas comprise of the enormous terrace, and the sheltered outdoor eating area. The front door leads off this terrace, as do the patio doors leading into the living room. The terrace and the balcony for the chalet are therefore facing the opposite direction to the studio.
The soundproofing is impeccable throughout, and it is likely that you may spend your whole holiday without encountering the year round tenant.
Please note there is a tenant living in a small apartment in Chalet Ladroit all year round.

About Chalet Ladroit ...
If you're looking for a very special property in a quiet spot just a short drive from the Aravis pistes, then look no further.
This unique farmhouse close to the village of Les Clefs was built in 1827 by a nobleman from Chambery who wanted a mountain retreat for occasional visits. They would stay in the south-facing stone part of the chalet, which has light-filled rooms with high ceilings and incredible views over the valley to La Tournette, while the farmworkers live in the wooden parts at the back. In fact, the name Ladroit comes from the old Savoyard term l'adret, which means the best side of the house, facing the sun!
Now the whole chalet is fit for nobility, with modern convenience and traditional comfort sitting side by side.
Chalet Ladroit now takes up most of the building (250m²), although there is a small apartment on the ground floor which is rented privately, and has its own entrance and outside space on the opposite side of the chalet.
You'll need a car (with snow tyres and chains in the winter), but the stunning views from the chalet make the drive more than worth it. The nearest shops are a five-minute drive away in Thônes. Guests can look forward to the sauna, the hammam and an indoor heated pool with contra-current, jacuzzi and massage jets!
The property ...
Covered steps lead up from the car park to the front door which opens on to the open plan living area – a well equipped kitchen with a huge range cooker, a large dining table which easily seats 10, and a cosy seating area, with a flat screen television and doors on to the terrace.
A wooden floating staircase leads up to the mezzanine, where there is a desk and a quiet spot to read or play, as well as the master bedroom suite which has a private balcony and a bathroom with the most stunning views! The other three bedrooms are on the ground floor, and all are en suite. All have double beds and two of the rooms also have a single bed.
The outside space is a real feature of this property, with a large sunny terrace perfect for catching some sun and a covered dining area seating 12, which can be used all year round – the perfect place for enjoying dinner while the sun sets behind the mountains.
The former cheese cellar below the chalet is now a ski store, where you can keep all your outdoor gear.
About the area ...
Chalet Ladroit is in Les Clefs, close to Thônes and Manigod/Croix Fry and on the road up to the Col de Plan Bois.
Access to the Aravis ski area, with its 220km of pistes to suit all abilities, is easiest from the D12 then the D16 through Manigod village. Although it's a drive to the pistes, access roads and the drive are cleared regularly, making the journey fairly quick, but you'll need snow chains.
The resorts of Le Grand Bornand and La Clusaz are also easily accessible.
There's a great choice of cross-country skiing, snow-shoe walking around the La Tournette mountain and walking trails, some of which begin at the front door. For the ultimate in winter fun, try dog-sledding, paragliding on skis, horse-drawn sleigh rides or ski joering - skiing while being towed by a horse!
Non-skiers are not forgotten in winter, with the indoor and outdoor swimming pools in La Clusaz, ice skating rinks and cinemas, and sophisticated shopping in nearby Annecy and Geneva.
But if you think Chalet Ladroit is the perfect place for a winter holiday, just wait until you see it in the summer!
Lush green pastures replace the snowy pistes, and the view across to Tournette from the chalet and the terrace , against a cloudless blue sky, is just stunning.
If you love the great outdoors it doesn't come much better. But there's plenty to do just minutes away. Golfers will be spoiled for choice, with three excellent golf courses within a 30-minute drive, and Lake Annecy is just a 25-minute drive away. Here you can swim in crystal clear waters, or try water sports such as wakeboarding, sailing, waterskiing, kayaking and diving.
Back in the mountains, thrill-seekers might like to try canyoning, white-water rafting or climbing on a via ferrata circuit. Cyclists and mountain bikers have a huge choice of tracks including the 10% climb between Les Clefs and the Col de Plan Bois which passes behind the chalet. In the resorts you can always take the ski-lift up the mountain to make life easier.
Keen cyclists can challenge themselves on some of the Tour de France's most famous climbs, while the scenic (and flat) 40km cycle path from Annecy to Ugine can be enjoyed by the whole family.
At the end of a busy day the beautiful sheltered terrace at Chalet Ladroit is the perfect place to make the most of an evening with friends - unless of you would rather relax in the sauna, hammam or indoor fitness pool.

“Chalet Ladroit was built in 1827, at an altitude of 950m looking south over La Tournette. It is in a quiet and natural environment just minutes away from all facilities.
I got the chance to buy the chalet, which is just a few hundred metres from my grandparents’ chalet, in October 2000. Until that time it had been used mainly for agriculture.
Little by little, after several years of renovation and a personal investment of 15,000 hours in addition to the work of local craftsmen, Ladroit has become a modern, comfortable chalet, heated partly by solar panels, as well as the pool. All the elements that were removed, such as the old wood and stone, were used in the refurbishment.Today Ladroit is a chalet where everyone feels at home. I am always available to make sure that you have a perfect holiday.

“A wonderful chalet”
We only regret one thing : we didn't really enjoy the surroundings, because the chalet and the services were so great that we remain there most of the time as we felt so good !
Especially, we did appreciate to be allowed to arrive at the chalet very early at the beginning of the stay, and to leave late the last day. So we could enjoy completely our holiday.
It's just two hours drive from Lyon, we'll come back !

We celebrated our wedding here and it was marvellous! A big thank you to Mickael for the welcome and the beautiful chalet. The online reservation and contact with Sylvie helped me enormously. The OVO site was not at all misleading - the pictures showed it exactly as it is. We were able to pick up the keys as early as 11am as there was no one staying before us - great! One thing: the bed is not necessarily suitable for guests in their 70s who prefer a firm mattress. However, we would love to come back with the family!

“We had a super time at the chalet...”
... and enjoyed all the amenities and the quiet and spectacular location. Great road cycling in the vicinity, close to super beaches at Annecy (particularly Talloires Plage and the Imperial Plage) and lovely mountain towns at Clusaz and Grand Bornand. The pool area in particular was a big plus for all the family. The property details mention a tenant in the basement: for reference, we only saw him once or twice as we were coming or going, otherwise we didn't hear a thing or have our peace and quiet disturbed so nothing to be concerned about.

“What more could you wish for?”
Thank you so much much for a fabulous stay. This was the best self catering accommodation we have stayed in. The spa facilities were on a par with five star hotels we have stayed in except we had it all to ourselves!Beautiful bedrooms and ensuites, thoughtful decor and beautiful scenery outside. We loved Annecy, there was always something to do: walking, summer alpine trips, swimming in the Lac, bike rides etc... As for booking: the video tour on the website gave a great view of what the chalet was like and we really felt that the description was very accurate indeed.

This old traditional chalet which has been tastefully renovated was perfect for us, with every modern comfort. The setting is magnificent with a view of the mountains, not forgetting the wonderful welcome from our host Mickael. The teenagers as well as the adults were able to enjoy the last days of the ski season and the first days of the walking season. After this exertion, the spa area was the perfect way to unwind. Our only wish is to come back.

We had a great week in this peaceful chalet, which is beautiful and tastefully decorated. We enjoyed the sauna, the steam room and the fabulous indoor swimming pool with a view of the mountains. The isolation is perfect. The automatic ventilation is very pleasant (no condensation on the windows) The beds were made up for our arrival and the spacious bedrooms each had their own bathroom. The bed linen is excellent. We must mention the bedroom on the second floor and the bathroom with the jacuzzi bath with a view of the mountains. Thanks again to Mickael for his welcome and his availability. The ski slopes at La Clusaz are excellent.

“Peace and comfort”
We particular appreciated this location for our summer holidays (7 people). The quality and refinement of the interior design offers a calm, relaxing and charming space. Of course, our car was needed to get to the shops (10 minutes' drive) and activities (fishing in the river, mountain hiking), but it was a small price to pay for the unique pleasure of chalet's calmness and serenity and the amazing views. The owners were friendly and attentive; they were available throughout the stay. The chalet's equipment was clean, and the chalet is tastefully decorated and provides a cocoon-like ambience. We are mountain lovers in summer, with lots of time spent in the Swiss Alps, and we recommend this chalet!
