In this post, we\u2019re going to be focusing on Brexit and property investment in the French Alps. This is not the case in Switzerland or Austria, although it is easier in certain Cantons of Switzerland than it was a few years ago. <\/p>\n\n\n\n<p>There are currently <strong>no restrictions for foreigners buying property in France<\/strong> and<strong> no additional purchasing costs<\/strong> due to Brexit. Acquisition costs will remain around<strong> 7-8%<\/strong> for an existing property and around <strong>2.5%<\/strong> for a new build home. <\/p>\n\n\n\n<p>What\u2019s more, you can still buy a second home to rent out for additional income. And you can also purchase a property in the name of a professional company, too. <\/p>\n\n\n\n<p>Investors will, however, need to prove they can s<strong>upport themselves financially<\/strong> and have health insurance. This is one of the main considerations for UK investors who are considering purchasing a property in France.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-short-stay-visas\">Short stay visas<\/h4>\n\n\n\n<p>If the duration of your stay <strong>does not exceed 90 days per 180-day period<\/strong>, you will be issued a\u00a0<a href=\"https:\/\/france-visas.gouv.fr\/web\/france-visas\/visa-de-court-sejour\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>short-stay uniform Schengen visa<\/strong><\/a>\u00a0or <strong>national visa<\/strong> depending on your destination.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-visas-for-second-homeowners-in-france\">Visas for second homeowners in France<\/h4>\n\n\n\n<p>According to the <strong><a href=\"https:\/\/france-visas.gouv.fr\/en\/web\/france-visas\/brexit#:~:text=As%20of%20the%201st%20of%20January%202021%2C%20UK%20citizens%20will,French%20nationals%2C%20etc.).\" target=\"_blank\" rel=\"noreferrer noopener\">French government website<\/a><\/strong>, as of 1 January 2021, the official guidelines for owners of second homes in France is as follows:<\/p>\n\n\n\n<h5 class=\"wp-block-heading\" id=\"h-spending-3-6-months-in-france\">Spending 3-6 months in France<\/h5>\n\n\n\n<p>If you are spending between <strong>3 to 6 months a year in France<\/strong>, you are <strong>not considered a resident in France. <\/strong>Therefore, you<strong> do not qualify<\/strong> for a <strong><a href=\"https:\/\/visaguide.world\/europe\/france-visa\/residence-permits\/carte-de-sejour\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u201cCarte de S\u00e9jour\u201d<\/a><\/strong> under the withdrawal agreement. <\/p>\n\n\n\n<p>You will have to apply for a <strong>temporary Long Stay visitor visa <\/strong>\u201c<strong>VLS-T Visiteur<\/strong>\u201c. <\/p>\n\n\n\n<h5 class=\"wp-block-heading\">Spending more than 6 months in France<\/h5>\n\n\n\n<p>If you spend <strong>more than 6 months a year in France<\/strong>, you are then considered to be a <strong>French resident. <\/strong>In this case, you must apply for a <strong>Long Stay visitor visa<\/strong> (visa de long s\u00e9jour valant titre de s\u00e9jour VLS-TS \u00ab visiteur \u00bb).<\/p>\n\n\n\n<p>Whatever the length of your planned stay, the duration of your long-stay visa <strong>must be between three months and one year.<\/strong> To extend your stay beyond the period of validity of your visa, you must apply for a <strong>residence permit <\/strong>at a prefecture.<\/p>\n\n\n\n<p>For the most up-to-date information about visas in France, please refer to wp-block-heading\">How does Brexit impact property and investment taxes?<\/h3>\n<\/div><\/div>\n\n\n\n<h4 class=\"wp-block-heading\">Social charges for UK second homeowners in France<\/h4>\n\n\n\n<p>In January 2021, it was stated that UK residents were no longer entitled to lower social charges on their rental income and capital gains from their French property (7.5 instead of 17.2%). <\/p>\n\n\n\n<p>However,<strong> since February 2022<\/strong>, UK residents will also be exempt from the CSG (Generalized social contribution) and CRDS (Contribution to the repayment of social debt) if:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The homeowner is a <strong>legal UK national<\/strong>.<\/li>\n\n\n\n<li>You\u2019re associated with the <strong>British social security system (National Insurance)<\/strong>.<\/li>\n\n\n\n<li>You <strong>do not depend on the French social security system<\/strong>.<\/li>\n<\/ul>\n\n\n\n<figure class=\"wp-block-embed is-type-video The consequences of travel restrictions and exchange rates hindered the purchase of international property for many Brits.<\/p>\n\n\n\n<p>In addition, various buyers found obtaining a mortgage more challenging, increasing the need for a broker. For direct lenders, <strong><a href=\"https:\/\/mabanque.bnpparibas\/en\/home\" target=\"_blank\" rel=\"noreferrer noopener\">BNP Paribas<\/a><\/strong> are highly recommended for\u00a0international buyers.<\/p>\n\n\n\n<p>As a result, the number of UK buyers investing in the Alps has <strong>declined<\/strong> in recent years. Reports from <strong><a href=\"https:\/\/blog.alpine-property.com\/2022\/06\/01\/summer-2022-alpine-property-market-report\/\" target=\"_blank\" rel=\"noreferrer noopener\">Alpine Property<\/a><\/strong> claim that as of summer 2022, approximately <strong>20% <\/strong>of their clients were British, compared to the previous <strong>40%<\/strong>. <\/p>\n\n\n\n<p><strong>Saying that, the demand for Alpine property is still very much paramount\u2026<\/strong><\/p>\n\n\n\n<p>An Alpine rental chalet or apartment is an asset that can be used and enjoyed, generate income and create capital gains. <\/p>\n\n\n\n<p>Over the past thirty years most properties, and French Alpine locations, have comfortably and consistently delivered on all three. Tastes have evolved, but the mountains retain their allure.<\/p>\n\n\n\n<p>Perhaps the biggest change in the post-COVID era is the increased appeal of the Alps <strong>across the year as a whole<\/strong>. OVO Network summer occupancy rates in 2021 and 2022 surpassed those of 2019 and we have seen strong demand for many properties in both Spring and Autumn.<\/p>\n\n\n\n<p>The link between the accessibility of skiing and demand from both property buyers and potential guests is weaker than at any point in the past.
