To achieve a star rating, you must meet a certain amount of the 130 criteria, which are categorised into 3 groups:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Equipment<\/strong> \u2013 50% of the points<\/li>\n\n\n\n<li><strong>Services<\/strong> \u2013 30% of the points<\/li>\n\n\n\n<li><strong>Sustainability<\/strong> \u2013 20% of the points<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-how-does-the-rating-system-work\">How does the rating system work?<\/h2>\n\n\n\n<p>The classification is<strong> based on a point system<\/strong>, with each requirement assigned a number of points. Some conditions are \u201cmandatory\u201d, and others are \u201coptional\u201d or \u201c\u00e0 la carte\u201d. <\/p>\n\n\n\n<p>To achieve a certain rating, you <strong>must score a number of \u201ccompulsory\u201d points and a number of \u201coptional\u201d points for th<\/strong>e <strong>desired category.<\/strong><\/p>\n\n\n\n<p>A certain number of prerequisites apply to<strong> all properties<\/strong>\u00a0regarding <strong>quality and standards.<\/strong><\/p>\n\n\n\n<p>The rating process is a <strong>standard nationwide procedure<\/strong>, which applies to <strong>all types of properties<\/strong>. But, <strong>why does the official classification exist?<\/strong> <\/p>\n\n\n\n<p>In short, it provides a<strong> clear indication of the standards <\/strong>of the property for guests when they are booking:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>1 star: simple but adequate accommodation<\/li>\n\n\n\n<li>2 stars: comfortable accommodation<\/li>\n\n\n\n<li>3 stars: very comfortable accommodation<\/li>\n\n\n\n<li>4 stars: very comfortable, high-quality accommodation<\/li>\n\n\n\n<li>5 stars: very high-standard accommodation in a luxurious setting<\/li>\n<\/ul>\n\n\n\n<figure class=\"wp-block-heading\"><strong>What are the advantages of obtaining an official classification?<\/strong><\/h2>\n\n\n\n<p>A rated chalet is <strong>officially recognised and awarded a score in line with national standards. <\/strong><\/p>\n\n\n\n<p>For example, two properties could be the same standard and offer the same facilities, but the property <strong>with <\/strong>an official classification will benefit from more commercial and financial advantages, such as\u2026<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Tax deduction<\/h3>\n\n\n\n<p>The income from a classified furnished tourist accommodation benefits from a <strong>flat-rate deduction of 71% <\/strong>(instead of 50%) if it does not exceed 23,000\u20ac excluding tax (based on the 2022 threshold) for the non-professional furnished accommodation owner. <\/p>\n\n\n\n<p>If an owner opts for the <strong>micro-enterprise regime<\/strong>, the turnover ceiling is increased to \u20ac<strong>170,000<\/strong> per year instead of \u20ac70,000 for unclassified furnished accommodation. Social security charges are reduced to <strong>6%<\/strong> instead of 12.8% and the tourist tax is fixed as opposed to a percentage of the amount of the stay.<\/p>\n\n\n\n<figure the process for obtaining an official classification?<\/strong><\/h2>\n\n\n\n<p>Based on<strong> 2 B & G Qualit\u00e9\u2019s <\/strong>process, here\u2019s what you can expect\u2026<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>The owner or\u00a0<strong>\u201cmandataire\u201d<\/strong>\u00a0sends the representative the completed\u00a0<strong>\u201cdemande de classement\u201d<\/strong>\u00a0(a document containing essential information such as the property\u2019s address, owner\u2019s contact details, capacity, etc.).<\/li>\n\n\n\n<li>The owner chooses the star rating that fits the property best, based on the\u00a0<strong>\u201cr\u00e9f\u00e9rentiel\u201d<\/strong>\u00a0(a document outlining the minimum requirements for each star rating).<\/li>\n\n\n\n<li>Once completed, the representative issues a contract.<\/li>\n\n\n\n<li>Once the contract is signed and returned, a visit date is scheduled. <\/li>\n\n\n\n<li>The visit takes place <strong>at the property<\/strong> (never online). The chalet can be closed\/unoccupied and beds do not have to be made for the visit.<\/li>\n\n\n\n<li>In many cases, the star rating can be confirmed at the end of the visit, however, if there are missing elements, then the owner\/\u2018mandataire\u2019 has three weeks to meet the standards.<\/li>\n\n\n\n<li>In the month following the inspection of the property rental, the inspection agent sends the owner (or his representative) a visit certificate which includes 3 documents, the models of which can be downloaded from the website\u00a0<a href=\"http:\/\/classement.atout-france.fr\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>classement.atout-france.fr<\/strong><\/a>:\n<ul class=\"wp-block-list\">\n<li>the inspection report,<\/li>\n\n\n\n<li>the inspection grid duly completed by the agent,<\/li>\n\n\n\n<li>a proposal for a classification decision.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>The owner (or his representative) has fifteen days to refuse the classification proposal for classification. Once this period has elapsed, the classification is acquired.<\/li>\n\n\n\n<li>The\u00a0<strong>\u201cdossier<\/strong>\u201d (application file) is then sent to\u00a0<a href=\"https:\/\/www.2bgqualite.fr\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>2 B & G Qualit\u00e9<\/strong><\/a>, who registers the classification with the local authority.<\/li>\n\n\n\n<li>The owner then receives the certificate of classification and a letter from the director of <a href=\"https:\/\/www.2bgqualite.fr\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>2 B & G Qualit\u00e9<\/strong><\/a>, which they can be used as evidence with the Taxe de S\u00e9jour collection platform, rental platform, etc.<\/li>\n\n\n\n<li>Once received, the classification is valid for five years.<\/li>\n<\/ol>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-extra-considerations\">Extra considerations<\/h3>\n\n\n\n<p>Do note, if you\u2019re just<strong> starting up your rental business<\/strong>, it\u2019s a good idea to start making arrangements for the classification <strong>as early as possible<\/strong>. This allows you to make amendments before welcoming your first guests. <\/p>\n\n\n\n<p>You need to <strong>rebook a visit after 5 years,<\/strong> where an inspector such as David from 2 B & G Qualit\u00e9 would be able to advise <strong>how to transform your 4-star into a 5-star property.<\/strong> If you purchase a property with an official classification, you will still need to restart
