At OVO Network, we are often asked:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>What is a better investment: a ski apartment or a ski chalet?<\/strong><\/li>\n\n\n\n<li><strong>What are the pros and cons of investing in a rental apartment in the Alps?<\/strong><\/li>\n\n\n\n<li><strong>What criteria should a successful holiday rental apartment meet?<\/strong><\/li>\n<\/ul>\n\n\n\n<p><strong>In this post, we answer these questions and share other key insights into property prices, taxes and copropri\u00e9t\u00e9 (co-ownership). <\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator has-css-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-rental-apartment-vs-rental-chalet\">Rental apartment vs rental chalet<\/h2>\n\n\n\n<p>The first thing you need to establish is whether you want to invest in a <strong>ski apartment or a ski chalet.<\/strong> And ultimately, like with any decision, there are positives and negatives associated with each investment. <\/p>\n\n\n\n<p>At <strong><a href=\"https:\/\/www.ovonetwork.com\/en\/add-your-property\" target=\"_blank\" rel=\"noreferrer noopener\">OVO Network<\/a><\/strong>, we don\u2019t advocate strongly for one over the other, as it is down to personal preference. However, we can share the pros and cons of investing in a ski apartment to help you make your decision\u2026<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-pros-of-investing-in-a-holiday-rental-apartment-in-the-alps\">Pros of investing in a holiday rental apartment in the Alps<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-1-lower-buying-price-per-m-2\">1. Lower buying price per <strong>m<sup>2<\/sup><\/strong><\/h4>\n\n\n\n<p>Generally speaking, from what we can see in the chart below, apartments tend to be<strong> cheaper per m<sup>2<\/sup><\/strong> than chalets across key destinations in the French Alps. The <strong>quality <\/strong>of the chalet or apartment will be an important factor, but the <strong>distance from the bars and shops<\/strong> will be key, as will the location of the <strong>closest lift or piste<\/strong>. <\/p>\n\n\n\n<p>Properties that are an easy walk from the slopes can command a premium of <strong>over 12.5%<\/strong>  above those that are a 15 to 20-minute walk away.<\/p>\n\n\n\n<p>Another perk for some buyers is they see investing in an apartment as a<strong> cheaper and less risky option<\/strong>, compared to taking the plunge and investing in a chalet. \u00a0<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">2. Lower ongoing costs<\/h4>\n\n\n\n<p>If you invest in a rental apartment, most of the time your<strong> ongoing costs will be lower<\/strong> compared with those of a ski chalet. Therefore you can expect more affordable bills for the following: <\/p>\n\n\n\n<h5 class=\"wp-block-heading\">Energy consumption <\/h5>\n\n\n\n<p>Apartments are smaller properties with less capacity than a chalet. As a result, generally speaking, owners of apartments will incur <strong>cheaper energy bills<\/strong> than owners of ski chalets. This is also largely down to the<strong> absence of high-consumption features<\/strong> such as hot tubs and pools and home cinemas, which will of course increase energy bills.<\/p>\n\n\n\n<h5 class=\"wp-block-heading\">Mortgage repayments<\/h5>\n\n\n\n<p>Mortgage repayments will generally be lower for apartments than they will be for chalets. Do note that this will vary if you buy a super-luxury apartment in the centre of a very affluent destination, which may cost more than a small, remote chalet in a less popular location.<\/p>\n\n\n\n<h5 class=\"wp-block-heading\">You pay less tax<\/h5>\n\n\n\n<p>Another significant advantage of investing in a ski apartment is that you\u2019ll benefit from <strong>reduced tax<\/strong>. \u201cTaxe fonci\u00e8re\u201d and \u201ctaxe d\u2019habitation\u201d are a couple of examples which you usually pay less for if you own an apartment compared to a chalet. <\/p>\n\n\n\n<p>The topic of taxation on second homes is detailed and extensive. For example, a chalet with a large outdoor area will require gardening throughout spring and summer, whereas an apartment may just have a balcony.<\/p>\n\n\n\n<p>The same goes for <strong>cleaning fees<\/strong>, as cleaning an apartment will usually take much less time compared with cleaning a chalet which may be able to accommodate 8 or more guests.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-3-high-return-on-investment\">3. High return on investment<\/h4>\n\n\n\n<p>Holiday rental apartments in the French Alps offer a high return on investment. Copropri\u00e9t\u00e9 scheme<\/h4>\n\n\n\n<p><strong>\u201cCopropri\u00e9t\u00e9\u201d<\/strong> refers to the concept of <strong>co-ownership<\/strong> in France. This is common with apartments located in a <strong>larger building\/block<\/strong>. Owners will own the <strong>private parts <\/strong>of their property and then share a <strong>percentage of the common areas<\/strong> such as hallways, outdoor areas, parking spaces, shared swimming pools, etc with other co-owners.<\/p>\n\n\n\n<p>Often with this structure, the \u201csyndic\u201d or the building management company will govern meetings and voting to facilitate the decisions of the copropri\u00e9t\u00e9 organisation. <\/p>\n\n\n\n<p>Some owners prefer this kind of arrangement, for example, if they are very busy or don\u2019t live close to the property, as they do not have to be primarily responsible for the upkeep of the entire building. Additionally, <strong>foreign investors <\/strong>who may not speak French can take comfort in the fact that maintenance jobs are being handles on their behalf. <\/p>\n\n\n\n<p>With this scheme, apartment owners pay a service charge to the building management company and can avoid spending their stay taking care of tasks such as\u2026<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Snow clearing<\/li>\n\n\n\n<li>Gardening<\/li>\n\n\n\n<li>Landscaping<\/li>\n\n\n\n<li>Maintenance and weather-proofing of exterior areas\u00a0<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-5-peace-of-mind\">5. <strong>Peace of mind<\/strong><\/h4>\n\n\n\n<p>Another key factor which appeals to many owners who purchase ski apartments is the fact that<strong> security shutters<\/strong>, <strong>alarm systems<\/strong> and <strong>high security front doors<\/strong> are frequently included as standard with new builds. <\/p>\n\n\n\n<p>Plus, living in an apartment sometimes means it\u2019s <strong>easier to organise regular management checks,<\/strong> and that close neighbours who may live in the building year-round might also keep an eye on your property.<\/p>\n\n\n\n<p>Finally, and perhaps most importantly of all, apartments are <strong>easy to walk away from at the end of the holiday<\/strong>. Less privacy<\/h4>\n\n\n\n<p>Apartments are usually in<strong> shared buildings<\/strong>, therefore <strong>limiting the level of privacy<\/strong> that can be enjoyed by you and your guests. For some, this isn\u2019t an issue, but <strong>others may prefer the more secluded, exclusive experience <\/strong>offered by stand-alone chalets.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-2-reduced-space\">2. Reduced space<\/h4>\n\n\n\n<p>Compared to chalets, apartments are more restrictive when it comes to space. Some holidaymakers will prefer to spread out in a chalet and might find an apartment too small for their needs.<\/p>\n\n\n\n<h5 class=\"wp-block-heading\" id=\"h-fewer-facilities\">Fewer facilities<\/h5>\n\n\n\n<p>Another result of reduced space is that you <strong>can\u2019t offer as many additional facilities<\/strong> as you can with a chalet. Many owners of apartments will choose to prioritise accommodating guests before investing in added extras. <\/p>\n\n\n\n<p>For example, it makes more sense for an owner of a<strong> large-capacity chalet<\/strong> to use spare space for a <strong><a href=\"https:\/\/www.ovonetwork.com\/blog\/adding-a-home-cinema-to-your-rental-property-in-the-alps\/\" target=\"_blank\" rel=\"noreferrer noopener\">home cinema<\/a>, <a href=\"https:\/\/www.ovonetwork.com\/blog\/adding-a-sauna-or-steam-room\/\" target=\"_blank\" rel=\"noreferrer noopener\">sauna<\/a> <\/strong>or<strong> <a href=\"https:\/\/www.ovonetwork.com\/blog\/adding-a-swimming-pool\/\" target=\"_blank\" rel=\"noreferrer noopener\">swimming pool<\/a><\/strong>.  <\/p>\n\n\n\n<p>However, this generally isn\u2019t possible for owners of apartments, who won\u2019t have the same flexibility. In some cases, if an apartment has ample balcony space, owners may be able to invest in a hot tub. However, this depends on building regulations and the ease of installation.<\/p>\n\n\n\n<p>Either way, it\u2019s imperative that the guests\u2019 safety and comfort is not compromised. We\u2019ve narrowed down the key factors below:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Size and configuration<\/h3>\n\n\n\n<p>The<strong> size and configuration<\/strong> of your rental apartment are<strong> key to your guests\u2019 comfort<\/strong> <strong>and satisfaction<\/strong>. <\/p>\n\n\n\n<p>One example is aiming for a<strong> high bedroom-to-bathroom ratio<\/strong> in your apartment. For instance, in a 3-bedroom apartment, having 3 bathrooms (one for each room) is ideal.<\/p>\n\n\n\n<p>As well as this, make sure your apartment has a good flow and ask yourself: Is it easy to move from one area to another? Can the communal spaces accommodate the number of guests? Are the bathrooms near the bedrooms?
